Public hearing for the pre-application which proposes a 3 lot subdivision of a 3.9032 acre property located within the R-40 Zoning District, at the property at 545 Main Street.
WHEREAS, a Pre-Application Submission for the Subdivision Map of Jack Maurer was received on September 15, 2016; and
WHEREAS, by resolution dated October 13, 2016, the Planning Board deemed the Pre-Application Submission incomplete; and
WHEREAS, further submissions were received on January 20, 2017; and
WHEREAS, this project considers action on a 3.9032 acre property situated in the R-40 Zoning District, located at 545 Main Street, in the Hamlet of Quiogue (SCTM No. 900-378-1-14); and
WHEREAS, the pre-application consists of a Standard plan with 3 lots on a 170,022 square foot parcel; and
WHEREAS, Proposed Lot 1 contains 40,002 square feet and fronts on Main Street; Proposed Lot 2 contains 40,018 square feet; Proposed Lot 3 contains 90,002 square feet and as proposed possesses zero road frontage; and
WHEREAS, the subject application submitted a variance request to the Zoning Board of Appeals on August 24, 2016; and
WHEREAS, the Planning Board finds that the application does comply with the submission requirements pursuant to §292-10 of the Southampton Town Code; and
WHEREAS, by letter dated February 22, 2017, the applicant’s representative has requested that that the Planning Board waive the Planned Residential Development (Cluster) Plan submission requirement pursuant to Section 292-8A(1) of the Town Code; Now, therefore
BE IT RESOLVED, that the Pre-application for the Subdivision Map of Jack Maurer, is hereby deemed complete as of February 23, 2017, the Planning Board hereby waives the Planned Residential Development Plan submission requirement as of February 23, 2017, and a public hearing is hereby scheduled for March 23, 2017, at 6:00 p.m. at Southampton Town Hall.
Please be reminded that a Notice of Public Hearing must be posted at the site for a minimum period of 10 days prior to the hearing date, and notice shall be mailed to abutting property owners 10 days prior to the public hearing, in accordance with the standards contained in the Subdivision Regulations Chapter 292-9A, of the Town Code. Please arrange to pick up the necessary 2 (two) sign(s) and an Affidavit of Posting & Affidavit of Mailing form at the Department of Land Management, Planning Division, Town Hall, 116 Hampton Road, Southampton, New York, between the hours of 8:30 a.m. to 4:00 p.m., Monday through Friday.
Public Hearing for the Pre-Application of Warner and Glass, which consists of a transfer of 11,800 square feet from SCTM# 900-76-5-31.9 to SCTM# 900-76-5-16, with a project area of both lots totaling 94,484 square feet, with both properties situated in the R-10 Zoning district located at 70 and 79 Cedar Avenue.
Public hearing for the modified Site Plan/Special Exception Application which proposes an increase in the current permitted number of horses with contributing acreage from an Agricultural reserve on the corner of Newlight Lane and West Pond Drive, as well as the permission to retain the horse walking building, service road and relocated manure dumpster, and additional paddock fencing all the 17.77 acre Agricultural Reserve created by the Subdivision Map of Kellis Pond West, located in the R-60 Zoning District and Agricultural Overlay District located at the corners of the intersection of Newlight Lane and West Pond Drive. Public Hearing for the Site Plan Application entitled “Sagaponack Farm Distillery” for an expansion of a distillery facility with the addition of a tasting room on the first floor of an existing farm building with office and storage space on the second floor and associated parking on a 13.063-acre parcel currently improved with a 2-story residence and accessory structures and currently used in connection withan active agricultural use (distillery) located within the CR-80 Zoning District and Aquifer Protection Overlay District situated at 369 Sagg Road.
